A roof rarely fails overnight. Most roofs show warning signs for years before they leak badly. These are the signs our roofers look for when we inspect a roof in Los Angeles.

7 Signs You Need a New Roof

1. Curling, cracked or missing shingles

In the Los Angeles sun, asphalt shingles slowly dry out. Curling edges, cracks and shingles that blow off in a Santa Ana wind mean the roof is losing its protection.

2. Granules in the gutters

The granules on shingles protect them from UV. Lots of granules in the gutters or at the downspouts mean the shingles are wearing out.

3. Cracked or slipped tiles

On tile roofs, broken or shifted tiles expose the underlayment underneath, which wears out faster once the sun reaches it.

4. Leaks or water stains

Stains on ceilings or walls, or damp spots in the attic, mean water is getting in. Repeated leaks in different places point to a roof that is failing overall. See what to do when your roof leaks.

5. Sagging areas

A deck that sags between rafters can mean long-term water damage to the wood underneath and needs attention quickly.

6. Damaged flashing

Flashing seals the joints around chimneys, vents, skylights and walls. Cracked or loose flashing is one of the most common causes of leaks.

7. The roof’s age

If the roof is near the end of its expected life, plan ahead instead of waiting for the first winter storm to find the weak spots.
